Apartment prices in Ljubljana 2026: how much are buyers actually paying?

12. 10. 2026.

How Much Is an Apartment in Ljubljana Worth Today? Find out what actual apartment sales reveal, and why the advertised price is not necessarily the market price.

Apartment prices in Ljubljana remain high, but the average price per square meter tells only part of the story. A much better insight into the market comes from completed sales, meaning the amounts buyers were actually willing to pay for specific properties.

A recent review of 20 apartment transactions in different parts of Ljubljana shows that selling prices ranged from roughly €5,000 to almost €9,000 per square meter of usable area.

From approximately €5,000 to almost €9,000/m²

Among the sales reviewed, the lowest price per square meter was recorded on Smoletova Street in Bežigrad, where an apartment sold for €340,000, or approximately €5,037/m².

At the other end of the scale, Situla on Vilharjeva Cesta stands out, where a 44.6 m² apartment sold for €400,000, which comes to almost €8,968 per m² of usable area.

The range is therefore wide, which clearly shows why knowing only the “average price in Ljubljana” is not enough when valuing a property.

Big differences even within the same part of the city

Comparisons within individual Ljubljana districts are interesting. In Bežigrad, for example, an apartment on Glavarjeva Street sold for approximately €5,702/m², while an apartment on Bratovševa Ploščad reached approximately €6,012/m².

In Trnovo, an apartment on Ziherlova Street reached approximately €6,818/m², while a larger apartment on Vogelna Street reached approximately €6,937/m².

This confirms that, besides the broader location, the price is also influenced by the micro-location, the condition of the apartment, the age of the building, parking, a balcony or terrace, and the quality of the building itself.

New construction is not always the most expensive

An interesting example is Rakuševa Street in Šiška, where an apartment in a building from 2023 sold for approximately €6,413/m². The apartment had a balcony, a storage room in the basement, and a parking space in the garage.
On the other hand, an apartment on Valvasorjeva Street in the city center, in a building from 1961, sold for approximately €7,394/m².

The age of a building therefore does not in itself determine its value. For properties in Ljubljana, an excellent location, layout, and other features can significantly outweigh the age of the building.

What do actual sales tell sellers?

For an owner considering a sale, it is crucial to understand that the advertised price of a similar apartment is not necessarily their market value.

What matters more is:
- what prices similar properties actually sold for,
- how comparable the micro-location is,
- what condition the apartment is in,
- whether it has a balcony, terrace, storage room, or garage,
- what the building and its surroundings are like,
- and what the current demand is.

Actual transactions are precisely one of the more important starting points for determining a realistic selling price.

What does this mean for buyers?

For a buyer, too, comparing actual sales is more important than browsing listings.
An apartment that seems expensive at first glance may be justifiably pricier because of a parking space, a high-quality building, or a better location. On the other hand, a high advertised price does not mean the market accepts it. When buying, it is therefore always worth asking: How does the price of this property compare with actually completed sales nearby?

The right price is not just the price per square meter

The analysis of specific sales in Ljubljana once again shows that there is no universal price per square meter. Every property is a combination of location, quality, size, condition, and features that buyers in a particular market value differently.

That is why at Elite Property Slovenia, when setting a selling price, we do not rely only on current listings, but also on comparable sales and the specifics of each individual property.

If you are thinking about selling an apartment in Ljubljana or the surrounding area, we can help you assess its current market potential and prepare an appropriate sales strategy.
