Housing loans 2026: what are the current fixed interest rates?
September brought new shifts in fixed-rate housing loans. While several banks slightly increased the prices of their offers, Gorenjska banka lowered its interest rates. According to Finance, fixed interest rates were raised by Intesa Sanpaolo, Primorska hranilnica Vipava, Lon and Sparkasse, while Gorenjska banka improved its terms.
For ten-year housing loans, the advertised fixed interest rates currently mostly hover around three percent or slightly more. Gorenjska banka is now advertising 3.0% for a ten-year loan and 3.3% for a twenty-year loan.
It is important to emphasize, however, that the final terms are influenced by the amount financed, creditworthiness, the value of the property, and also other products the customer uses at the bank.
What does this mean for property buyers?
When buying an apartment or a house, it therefore makes sense to obtain offers from several banks and compare not only the interest rate, but also the annual percentage rate (APR), approval fees, valuation costs, insurance costs, and early repayment terms.
• Annual percentage rate (APR) – shows the actual total cost of the loan because, in addition to interest, it also includes certain additional costs. Therefore, as a rule, it is a better figure for comparing offers between banks than the nominal interest rate alone.
• Approval fees – one-time costs that the bank charges for processing and approving a housing loan. Some banks do not charge them; at others they can amount to a few hundred euros.
• Valuation costs – the cost of assessing the value of the property, which the bank typically needs as a basis for securing the loan. The valuation can be carried out by a bank appraiser or an external certified appraiser.
• Insurance costs – costs related to insuring the housing loan. The loan may be secured by a mortgage, an insurance policy, or another method, and the bank may also require additional collateral.
• Early repayment terms – determine under what conditions you can repay the loan partially or in full before the agreed deadline. It is important to check whether the bank charges a fee for this and in which cases.
Even a difference of a few tenths of a percentage point can mean a noticeable difference in the total repayment amount for a larger, long-term housing loan.
In the coming weeks, the policy of the European Central Bank will also be important. Any further changes in key interest rates could again be reflected in the housing loan offers of Slovenian banks.
