The Ljubljana new-build property market remains highly active. Some developments are already almost or completely sold out, while sales have yet to begin for others. Nordika: 295 Apartments
One of the largest upcoming developments is Nordika, developed by Corwin. The project will feature 295 apartments across 23 floors, with construction currently scheduled to begin towards the end of 2026.
Official sales have not yet started, but the developer is already receiving interest from potential buyers. Final prices will depend primarily on apartment size, floor level, orientation, views, and other characteristics of each individual unit.
Emonika: More Than 90% of Apartments Already Sold
The Emonika development will include 187 apartments, with completion scheduled for the second half of 2027. According to the developer, more than 90% of the apartments have already been sold, highlighting the strong demand for high-quality new-build properties in desirable locations.
Koseze: Pod Hribom
The Pod Hribom residential development is taking shape in Koseze, featuring a total of 111 apartments across seven smaller buildings. According to the latest information, 79 apartments have already been sold, with residents expected to move in during 2028.
Prices are approximately €7,000 per square metre, excluding VAT, and the remaining available units are primarily larger apartments.
Tosidos: Polje and Rudnik
Tosidos is currently developing several residential projects in Ljubljana.
In Polje, the ZC16 development will feature 113 apartments, with completion expected in mid-2028. Prices start at approximately €5,100/m², and around 30% of the apartments are still available.
In Rudnik, the DC208 development, comprising 53 apartments, is already sold out, while sales preparations are underway for the DC206 project, which will offer 23 apartments.
Parmova and Bežigrad
Two major residential developments are taking shape in the Parmova area.
The Parma Nova development, comprising 147 apartments, is already sold out, while the second phase, Casa Nova, will introduce another 193 apartments. Official sales have not yet begun, but the developer is already accepting preliminary reservations.
In Bežigrad, on the site of the former printing house, another development with 247 apartments is underway. According to the latest information, approximately 30 units remain available.
Urbana Oaza in Vič
Construction is underway on the site of the former Tovil factory in Vič, where the Urbana Oaza residential development will offer approximately 160 apartments.
Completion is expected by mid-2028, and according to currently available information, virtually all apartments have already been sold.
Rožna Dolina: Two New Developments
Two new residential developments are also planned in Rožna Dolina.
The first will comprise 64 apartments across seven smaller residential buildings, with sales expected to begin in the spring.
The second development, Rosenweg, will offer 31 apartments, predominantly one-bedroom units, ranging in size from approximately 35 to 88 m². Official sales have not yet started for this project either.
What Other Developments Are Planned for the Future?
In addition to projects already under construction, several large-scale residential developments are being planned across Ljubljana.
Approximately 580 apartments are planned along Cesta dveh cesarjev, with construction expected to begin around 2028.
In the BTC area, a development featuring approximately 350 apartments is planned, along with tens of thousands of square metres of above-ground and underground space.
Another major development is being prepared in the Kolinska area. Corwin, together with Hartenberg, is planning approximately 460 apartments, with the first phase expected to include around 200 units.
In the same area, Reitenburg Objekt is planning an additional 200 apartments, including smaller micro-apartments and larger residential units in a new building.
What Does This Tell Us About Ljubljana's Property Market?
High-quality new-build apartments in desirable locations continue to sell very quickly, often well before construction is completed.
In some developments, a significant proportion of apartments are sold several years before their expected completion, while in others, developers are already collecting expressions of interest from buyers ahead of the official sales launch.
For buyers, simply browsing currently advertised properties is no longer enough. It is equally important to know which developments are coming to the market, when sales will begin, and what types of apartments will be available.
