Carinthia (Koroška) region – A modern luxury house in natural surroundings

The location of the real estate is remote and at an altitude of 835 metres. It has a beautiful view of the Mežica valley, Uršlja Mountain, Peca and of the Slovenian-Austrian Karavanke. The extraordinary location of the property endows the owner with a lot of privacy and enables a life in harmony with nature: beautiful recreational trails, cycling trails and promenades which are great for avoiding the hustle and bustle of the city, but still close enough to all the infrastructure that is necessary for great and comfortable living. The ground floor features  a guest room, a bathroom with a toilet, a pantry, a utility room, living quarters – a kitchen with a dining room and living room that accesses to the terrace on the ground floor. There is a wood-fired bread oven in a combination with a stove made of Finnish stone and a wood burning fireplace in the gallery. On the top floor, there is a bathroom with toilet, a hallway, a study, two rooms and a bedroom with a balcony with a beautiful view.

It is made of natural materials, created with genuine warmth. The interior furniture is carefully designed and made from carefully selected materials and colours. The materials are natural – wood, granite from Pohorje, brick, clay plaster and metal all of which need no maintenance and are known to age beautifully. The interior is decorated with unique hand-made ceramic Italian lanterns solid wood acacia hand-made furniture. It offers all modern infrastructure. It has underfloor heating, a small biological wastewater treatment plant, a watering irrigation system – Rain Bird, own water reservoir, telecommunications and the Internet, alarm system and video surveillance. Large windows, which let in daylight and the warmth of the sun in winter, are also a special feature.

The residential house and the auxiliary structure are connected by a car canopy where a firebox and a large bread oven can be found. An Auxiliary structure next to the house consists of fitness, finnish sauna, turkish sauna, guest room, bathroom with a toilet, wood pellet and solid fuel heating system, cellar covered with granite from Pohorje and a garage.

There are two ponds on the estate, fifty walnut trees, 400 bushes of Aronia and 40 fruit trees. The linden tree with a venerable age of 300 also gives the property a firm Slovenian and homely feel.

Because of the south-west position of the property sun coverage is always present. The real estate is bright, spacious and functional, which enables a comfortable and quality living.

The property around the house is beautifully landscaped; the grass in harmony with a decorative granite from Pohorje accentuates kindness and cosiness.
